This beautiful 3 bedroom villa with a private pool is located in a cul de sac in the heart of Pernera, just minutes walking distance to the beaches, shops, restaurants and bars. This villa is ideal for those looking for a peaceful holiday but still within easy reach of the resort.

On the ground floor, you will find the open -plan living room, dining area and kitchen. The living room has a comfortable seating area with satelite TV and DVD player. The dining area has a table and chairs to seat 6 persons and the kitchen is fully equipped with all everyday appliances and also features a breakfast bar with seating for four persons. There is also a W/C on the ground floor

Upstairs, you will find three bedrooms and the main family bathroom. The master Bedroom and second bedroom both have double beds, widescreen TVs and fitted wardrobes. The third bedroom has two single beds, TV and fitted wardrobes. Bedrooms one and two share a balcony with sea views. The main bathroom has a bath tub, shower and W/C.

Outside in the very spacious garden, there is a barbecue,a worktop with sink, seating area, shower, sun loungers and the 8m x 3m swimming pool with depths 0.95m to 1.3m to be enjoyed during the beautiful Cyprus weather.

The villa has satellite TV, WIFI and full air conditioning throughout.

Pricing Notes

Rates include: Electricity consumption per week of up to 350 KWH units, weekly cleaning service (for stays exceeding 13 nights), welcome pack, bed linen and bathroom towels, air conditioning and wireless internet access.

Rates do not include: A refundable security deposit of €300 is payable in advance with the balance payment to cover any damages or breakages at the property. Pool towels are available upon request in advance or locally, the charge is €10 per towel.

Electricity consumption exceeding the 350 KWH allowance is charged at 0.30 Euro Cents per KWH. With considerate usage, it is rare to exceed the electricity allowance, however, the limitations are in place to ensure that guests are conscious of their usage and consider the environmental impact of excessive electricity consumption. Before you arrive at the property a meter reading will be taken for the electricity and a reading upon your departure will be taken. Where applicable the extra charges will be deducted from the security deposit.

Beautiful villa in a great location, just 5 mins walk from beaches of Pernera which are a cluster of sheltered warm bays, gently shelving, some rocks for climbing on and lots of fish to look at if snorkelling. Perfect for small children but also great for big kids and keen swimmers to get out from the shore. Quieter compared to Protaras but this was a plus to us and easy to walk to Protaras when needed but tbh, we tended to follow the coastal boardwalk past Pernera as so much nicer and not as commercial. Really got our money's worth as spent many happy hours as a family around and in the decent size pool and even had a BBQ party with 8 other family members post a wedding that we had all attended. The villa is beautiful, clean and very well equipped for self catering needs.

We stayed at this villa August. The villa is stunning and looks exactly like the photographs. We were contacted by the manager prior to arrival and was given all the details we needed. We were also asked if we had any special requests. On arrival the villa was very clean, towels were provided and a little welcome pack of milk, cereal etc. The bedrooms had plenty of storage and from the rear bedrooms we could see the sea. The pool area comfortably seated six people as well as six sunloungers. There was always some part of the pool area that had sun all day but an umbrella was provided if you needed it. The pool was cleaned twice a week and bedding/towels changed after a week. The kitchen was fully equipped. Location was excellent, it was approximately 5-10 minute walk to the nearest beach cove. It is approximately a 10 minute walk one way into Protaras and the same the other way into Pernera. Although being able to use the facilities of the Flouressia Gardens opposite meant there was a pool bar close by! Overall I would definitely recommend this villa and hope myself and my family will return in the future.
