This 5 bedroom villa offers both luxury and comfort in a fantastic location. The villa is situated just a minute's walk from the resort centre and beaches of Protaras. Inside, the villa is furnished to a high standard whilst outside, the spacious garden and pool area provide the perfect setting for a memorable holiday.

The villa is set out on three levels. The ground floor features a spacious living, dining and kitchen area, with patio doors leading out to the pool area. The furniture and decor is contemporary and stylish and the modern kitchen is fully equipped with everything needed for a comfortable self-catering stay. A bedroom and shower room with w/c is also located on this floor.

Downstairs, the lower ground floor features 2 bedrooms with natural lighting and a shower room with w/c, this area is accessed via a separate entrance door. Upstairs, the villas have a further 2 bedrooms and a family bathroom with bath tub and overhead shower. There is also a large outside balcony on this floor which is ideal for enjoying the late afternoon sun.

Outside, the garden area features a large 10m x 4m heated overflow swimming pool with depths 1.05m to 1.65m (see rental rates for pool heating charge) is the perfect place to spend long summer days sunbathing. An outside seating area overlooks the pool and is great for evening dining if you want to stay at home and light the BBQ.

A pool table and football table will provide hours of entertainment for both kids and adults and satellite TV and WI-FI are included. The villa is fully air-conditioned.

Pricing Notes

Rates include: Electricity consumption per week up to 350 KWH units, weekly cleaning service (for stays exceeding 13 nights), welcome pack, bed linen and bathroom towels, air conditioning and wireless internet access.

Rates do not include: A refundable security deposit of €300 is payable in advance with the balance payment to cover any damages or breakages at the property (some villas require higher amounts. If this applies to your villa you will be notified in advance). Pool heating is an optional extra to be booked and paid for in advance at a rate of €75 per night. The temperature of the pool rises by a maximum of 4 degrees above the outside air temperature. Pool towels are available upon request in advance or locally, the charge is €10 per towel.

Electricity consumption exceeding the 350 KWH allowance is charged at 0.30 Euro Cents per KWH, this charge will be deducted from the security deposit. With considerate usage, it is rare to exceed the electricity allowance, however the limitations are in place to ensure that guests are conscious of their usage and consider the environmental impact of excessive electricity consumption. Before you arrive at the property, a meter reading will be taken for the electricity and a reading upon your departure will be taken. Where applicable, the extra charges will be deducted from the security deposit.

Please note: The villa can also be rented at a reduced rate, as a 3-bedroom villa, for a maximum of 6 persons (not applicable in July and August), with no access to lower ground floor rooms. Please contact us for further details.
