This beautiful villa is situated on the outskirts of Kathikas Village and enjoys uninterrupted views of the vineyards and the surrounding Akamas countryside.

Ideal for those seeking a quiet, relaxing holiday, it is but a short drive from Kathikas Village, which whilst charming in itself, also provides a choice of over 6 excellent restaurants and 2 wineries, both of which offer tours, snacks and wine tasting. Kathikas’ central location at the western end of the Island also means that there is any number of beautiful beaches within a 20 minute drive.

Walkers and nature lovers will appreciate the opportunities to explore the countryside, observing eagles and many other kinds of wildlife which abound in this elevated and quiet location.

The villa is spacious, light and airy with ceiling fans, air conditioning and fly screens throughout.

The villa offers a home from home feel with a fully fitted kitchen offering everything one could need for a “cooks kitchen” including a microwave, Magi mixer, blenders, ice cream maker and bread maker. The kitchen’s larder is readily stocked with dry foods, spices and basic groceries.

The spacious sitting room is comfortably furnished with sofas, easy chairs and occasional tables. For entertainment there is internet TV and for those who wish to relax and enjoy a good book, there is an extensive library available. There is also a range of board games and painting equipment.

Patio doors from the kitchen lead you to the formal dining room which seats 8 comfortably. There is ample room here to move in extra tables and chairs making maximum use of this well-appointed room overlooking the swimming pool and stunning views of the vineyards and mountains.

Three of the villa’s bedrooms are situated close to the main living areas and are reached via an inner hallway. A master bedroom with super king bed, en-suite shower room and private balcony with spectacular views. Two further bedrooms; one double bedroom with super king bed and a twin bedroom where, upon request, the single beds can be pushed together to form a super king size bed. A family bathroom is located on this floor.

The final bedroom for the villa is located on the lower ground floor; a twin bedroom with direct access to a second terrace, the swimming pool and an outside shower room.

From the dining area, patio doors take you to the small furnished terrace. From the terrace, steps lead you down to the 8m x 4m swimming pool. The furnished pergola is ideally situated with relaxing furniture providing you with an area to sit, relax and enjoy the beautiful views the surrounding areas offer.

Pricing Notes

Rates include: Air conditioning, welcome pack, weekly cleaning service (for stays exceeding 9 nights), bed and bathroom linen.

Rates do not include: A refundable security deposit of €350 is payable in advance with the balance payment to cover any damages, breakages or any extra cleaning at the property.

Please note: The air-conditioning units are fitted with electric saver timer switches (30 minutes, 1 and 2 hours). The owners welcome all guests to use the items in the pantry. The owners request that items be replaced before departing so that the pantry is stocked for the next guests. The villa is not available to single sex groups (i.e. family bookings only). No local bookings accepted. Groups under 30 years old are not accepted at this villa.

House is quiet, pool amazing, the view is one of the best you can find. Next village has a few great restaurants, grocery store 3 min by car. We have a lot of fun during our vacation. I hope we will be back next summer. 30 min from Paphos and the nice thing about it that because the village is higher than the cities, there is almost no humidity, so it’s much better for staying during the hot days.

A lovely house with lots of character. We had some issues with the heater and the electricity but they were taken care of rather quickly. Beautiful views from the house. It is relatively distant from a supermarket but the location is great if you have a car and are willing to drive around a bit for sightseeing. We enjoyed it a lot!

We have just returned from a very enjoyable stay. There are no words to describe the breathtaking view on arrival. The views from the garden area cannot be appreciated from photographs alone and this is the real wow factor of this accommodation. If you get up at 6am you will see the most amazing sunrise. The pool was also immaculately clean and serviced during our stay by Norbert who does an excellent job. The villa was extremely clean inside and very well equipped with welcoming touches of bread, milk and juice. There are some really quirky touches throughout, ranging from a stuffed swinging parrot to statues and trinkets plenty. There is every pot pan and dish you can think of and oodles of books. The bedrooms are pleasantly decorated with plenty of wardrobe space and the master bedroom has a stunning view from the balcony and a spacious en suite. Unfortunately, we did have some 'teething problems' on our first day (Internet/WiFi being temperamental and some disturbed sleep due to a noisy ceiling fan and ticking noise coming from the aircon in the main bedroom) this probably wouldn't bother many people as I am admittedly a light sleeper, however both issues were reported and addressed immediately by Denise (the local rep) who literally couldn't have done any more to resolve these matters swiftly. Kathikas itself is small but quaint and we enjoyed 2 lovely meals in the local taverna Petradaki (traditional Cypriot food, fairly priced) and a great Chinese at the 'Farmyard Restaurant'. We also visited the fabulous gin bar in Kathikas which had an endless list of gins. If you just want to sit back, relax, take in the views, read a book and watch the odd lizard dancing around the poolside then this is the place for you. A lovely stay!

The villa was absolutely stunning. It had everything we needed for a week's holiday, plus more! The pool was great fun and the outdoor seating area was perfect. With a fantastic view to top it all off! The Villa Group were brilliant. The extra services offered were a breath of fresh air. We used the pre-stocking service, which was great, and we also used the tour booking service. Lisa Bundy, from The Villa Group went above and beyond what we expected. The tour she recommended was second to none. Andreas, our tour guide, was brilliant! Very knowledgeable and entertaining. We will definitely be back next year, and will choose the same villa and will book through The Villa Group!

Lovely Villa, wonderfully quiet and secluded. Amazing views, well equipped and very spacious :) Perfect for families, couples and friends. We came at the end of the season, so we didn't get any use of the pool as it was too cold, even though we braved it once or twice!!! But we were blessed with warm enough beach weather, and we're going home with sun kissed skin! We would recommend this property to friends and family and are hoping to return again next year!
