Located in the new and upcoming luxury area of Ayia Thekla on the southeastern side of the island, 40 minutes away from Larnaca Airport. The villa is located between the Ayia Thekla beach and Potamos harbour, only a 15 minute walk from the new Ayia Napa marina.

The newly constructed 500 sqm seafront luxury villa has spacious indoor living areas with a fully equipped kitchen and a 1200 sqm of outdoor landscape that stretches to the Mediterranean Sea. There is also a fully equipped professional kitchen on the lower ground floor for the use of the in-house chef.

A perfect combination for a family vacation or a relaxing retreat with friends and loved ones. The villa with elevator has 5 en-suite bedrooms and an independent bedroom for children featuring a bunk bed and additional queen.

The villa is split in three levels and with the latest home technologies, opulent interiors and all the comforts and conveniences of state-of-the-art amenities. The architecture is based on open floor spaces, geometric columns and large windows while the outstanding natural wood stairs are a remarkable feature of the property allowing you to feel the place and soothe your senses. The selection of furniture was based on the minimal and luxury feeling contrasting the straight-line architecture of the building, with the 4-meter wooden brand signature dining table, completing a state-of-the-art unique villa.

The villa is fully air conditioned throughout and during the winter underfloor heating is available.

There is one bedroom on the ground floor, four bedrooms including the master bedroom with a heated jacuzzi on the first floor and one bedroom for children with a bunk bed and queen bed on the lower ground floor. All bedrooms have Smart LED TVs, safety boxes, hairdryers, natural bath and beauty products, a mini-bar and air conditioning (heating and cooling).

On the lower ground floor there is a gym and steam bath for the more energetic guests who want to work out during their holiday and then relax in the steam bath.

The outside has a green landscape stretching right to the seafront. The private garden creates a lovely flow of space between the indoor and outdoor living areas, facing the sea making this the perfect setting for a wedding or celebration. The 60 sq mtr infinity swimming pool with walk-in steps is surrounded by sunbeds and umbrellas setting the scene for relaxing under the Cyprus sunshine. Enjoy dining al-fresco with the traditional outdoor wood-fired oven and traditional barbecue grill.

Pricing Notes

Rates include: Daily housekeeping, all curated daily breakfast, air conditioning, towels and linen, beverages (water, sodas and Nespresso) and welcome drink.

Rates do not include: A security deposit of 10% of the rental cost is payable locally upon arrival to cover any damages/breakages at the property. The security deposit will be refunded in full within a week following the departure, except in the event of loss or damages at the property.
