Situated in a prestigious area, on the outskirts of Paralimni Town, and just a few minutes drive away from the renowned holiday resorts of Protaras and Ayia Napa, this spacious villa makes an ideal choice for larger families or groups of friends.

With four bedrooms in the main house and one in a separate annexe, the property is perfect for those wanting to spend time with family and friends in a relaxing setting.

Kokkinos Gremmos (Red Hill), one mile away is ideal for enthusiastic walkers and cyclists. Breathe in the fresh air and enjoy the spectacular views of Ayia Napa, Cape Greco, Paralimni and Famagusta Bay.

The villa is set on a very quiet road with views of the surrounding hills and fields. It is set in 1250 square metres of land with ample parking and is surrounded by olive and pomegranate trees on one side and a variety of fruit trees on the other.

Off the spacious hall of the main villa is the open plan reception room leading onto a large veranda, a fully fitted and equipped kitchen/diner with American style fridge/freezer, electric oven, microwave, hob and extractor fan. The washing machine and dishwasher can be found in the utility room, off the kitchen. As well as a cloakroom, the downstairs also boasts its own gym.

The main villa provides four bedrooms on the first floor; a double bedroom with en-suite bathroom with tub and shower, twin bedroom and two further double bedrooms. A family bathroom is located on this floor.

A travel cot and high chair can be provided at no extra charge, on request.

By the pool is an independently accessed one bedroom apartment comprising a double bedroom, shower/wet room and kitchen/bar. This ground-floor apartment has wheelchair access and has been specially designed with additional facilities such as support handrails and a drop-down seat in the shower room.

To the rear of the property is an 11m x 5.5m swimming pool (depths 1m to 1.6m) which is not overlooked, a large kiosk with bar for al fresco dining, a further kiosk with seating, a rock garden and a Greek island-style seating area under the shade of the grapefruit and pomelo trees.

The villa is ideally located for the resorts of Ayia Napa and Protaras which are both less than 10 minute drive away with their beautiful sandy beaches, crystal clear water, water sports facilities, Water World themed part and an abundance of restaurants, pubs, nightclubs, shops, etc.

A 10 minute leisurely walk away is the main road where there are banks, cafes, bakeries which are open 24 hours, pharmacies, supermarkets and many other amenities. Paralimni centre is a 15 minute walk to the square with its historic church of St George and its surrounding cafes and shops.

This villa is not available to single sex groups (i.e. family bookings only). Groups under 30 years old are also not accepted at this villa.

Pricing Notes

Rates include: Electricity consumption per week of up to 350 KWH units, weekly cleaning service (for stays exceeding 13 nights), welcome pack, bed linen and bathroom towels, air conditioning and wireless internet access.

Rates do not include: A refundable security deposit of €300 is payable in advance with the balance payment to cover any damages or breakages at the property. Pool towels are available upon request in advance or locally, the charge is €10 per towel.

Electricity consumption exceeding the 400 KWH allowance is charged at 0.30 Euro Cents per KWH. With considerate usage, it is rare to exceed the electricity allowance, however, the limitations are in place to ensure that guests are conscious of their usage and consider the environmental impact of excessive electricity consumption. Before you arrive at the property a meter reading will be taken for the electricity and a reading upon your departure will be taken. Where applicable the extra charges will be deducted from the security deposit.

We hired this villa for the accessible room which is in the outer house. Spacious and allowed enough room for hoisting. The beds are super comfy. Situated in a residential area - quiet. 15 mins walk to the local supermarket. A clean supermarket that has everything. Opposite is a nice coffee shop. The pool was not heated but that didn't bother us as we had lots of hot sun. We will be returning and much better/comfortable than staying in a hotel.

Everything, we genuinely enjoyed everything about the villa. It was ideal for friends and family. Lots of space and excellent facilities. More facilities then advertised, which is a huge plus. One bedroom air conditioning unit broke during our stay and they had a repairman to the villa with in a few hours and fixed the problem immediately (just a new filter). Very impressed with the quick response. The agent was available via text/phone all the time and always came back to us.

It is a villa that is designed to give tenants the best vacations, everything in the house is done with intelligence, good taste and it is really difficult to describe such comfort. The interior lounges, amazing pool, cleanliness, surroundings, everything, absolutely everything perfect. In fact, we did not have time for the gym that was at our disposal.

In the villa there is everything needed for a holiday and even more. There are all the conveniences that all 10 people we were amazed of the good job. In the villa there are 2 gardens where there are trees with fruits. Big size pool with very clean water, which was filtered and even though there was a person coming to clean the pool. Large kitchen, where you can find all the kitchen utilities, various plates that one can need. For 9 days there we got used to the villa so much that we didn't want to leave.
