This beautiful contemporary 4-bedroom villa benefits from the perfect seafront location in the heart of Protaras. The ground floor features an open plan living room area, kitchen and dining area. The living room has a comfortable corner sofa, widescreen and satellite TV (including Full UK satellite, Russian channels etc), DVD Player and large patio doors leading to the garden and sea views. The modern kitchen is fully equipped with all appliances and the dining area has seating for 8 persons. There is also a bedroom on the ground floor with two single beds and a separate WC with a shower.

A twin bedroom is located on the ground floor, offering modern furnishings, wardrobe space, an air-conditioning unit and patio doors leading to the garden. There is also a separate WC / wet room located on this floor.

Upstairs, you will find 3 spacious bedrooms, each featuring modern decor and furnishings, fitted wardrobes, bedside cabinets and an air-conditioning unit. The master double bedroom features an en-suite shower room and patio doors from here lead out to the spacious shared balcony offering breathtaking sea views. The second bedroom is a twin bedroom with a sea view window and doors leading to the shared sea view balcony. The third bedroom is a double bedroom with a private balcony overlooking the villa's rear lawn area and neighbouring. The main upstairs family bathroom has a Jacuzzi bath, shower and WC.

Outside, the lawn and the spacious pool terrace area provide plenty of space for sunbathing and outdoor dining. There is a barbecue, worktop with cupboard space and a sink, outside shower, sun loungers and a 7m x 4m private swimming pool (depths 0.90m to 1.7m) overlooking the Mediterranean Sea.

A gate leads you to the pathway that will take you down to the beach. Off-road parking at the side of the villa is also available for 2 cars.

Pricing Notes

Rates include: Electricity consumption per week of up to 300 KWH units, weekly cleaning service (for stays exceeding 13 nights), welcome pack, bed linen and bathroom towels, air conditioning and wireless internet access.

Rates do not include: A refundable security deposit of €300 is payable in advance with the balance payment to cover any damages or breakages at the property. Pool towels are available upon request in advance or locally; the charge is €10 per towel.

Electricity consumption exceeding the 300 KWH allowance is charged at 0.30 Euro Cents per KWH. With considerate usage, it is rare to exceed the electricity allowance; however, the limitations are in place to ensure that guests are conscious of their usage and consider the environmental impact of excessive electricity consumption. Before you arrive at the property a meter reading will be taken for the electricity and a reading upon your departure will be taken. Where applicable, the extra charges will be deducted from the security deposit.

We have just returned home after staying in this beautiful villa for 2 weeks! It is everything it looks in the photos and more! It has lots of wardrobe space and the bed mattresses are so comfortable and new the sky tv is great for kids especially when it's too hot in the middle of the day! The air conditioning is fantastic and It's in a perfect location with the nearest shop only a few minutes walk away and a little pebbled beach at the bottom of the garden and Fig tree bay is only a 10 minute walk away if you go out the back gate. It is very peaceful there with beautiful sea views. I would highly recommend this villa we all had a fantastic stay!!
