This stunning villa is located in an exclusive gated development and situated in the coastal village of Limni, Argaka only minutes drive to the popular area of Polis. The villa is set in its own landscaped gardens with ample external parking and private covered parking just a 1 minute stroll to the nearest sandy beach.

On entering this villa you will first notice the marble flooring throughout. The open plan living area has a comfortable cream leather suite and beautiful ornaments and furnishings. The large plasma television has satellite channels (free to view package), a surround sound system and DVD player. The dining area sports a wooden dining table and six wooden chairs. The fully fitted kitchen has a fridge/freezer, electric oven & hob, microwave, dishwasher, washing machine, coffee machine, toaster and all necessary kitchen utensils. Just off the kitchen is a small veranda with table and two chairs.

Also found on the ground floor is a bedroom with double bed, bedside tables, lamps, a dressing table and mirror and fully fitted wardrobes. There is a full bathroom including bath and shower, on this level.

Leading up the stairs to the first floor you will find two bedrooms with double beds. The beautiful bathroom on this level boasts a Jacuzzi bath. These bedrooms share a large balcony.

Moving down to the lower ground floor, you will find a games room including a football table, pool table, air hockey and table tennis.

Air conditioning for both cooling & heating is available throughout the villa.

Outside the villa, there is a huge 60 square meters decking area, where you can enjoy stunning sea views. The veranda is furnished. In the mature gardens, you will find the large 10 x 5m infinity overflow pool with sunbeds and umbrellas for your comfort. The added bonus to this luxurious villa is the six person hot tub in the garden!

Pricing Notes

Rates include: Weekly cleaning service (for stays exceeding 9 nights), welcome grocery pack, bed linen, bathroom towels and air conditioning (in summer months) or central heating (in winter months).

Rates do not include: A refundable security deposit of €300 is payable in advance with the balance payment to cover any damages or breakages at the property. If central heating and air conditioning are required at the same time, the supplement of €30 per day applies.Pool heating is an optional extra and is to be booked in advance ranging from €30 to €60 per day depending on the time of season and payable locally.

Excellent modern villa on exclusive development. Facilities excellent and all exactly as described. Importantly everything worked and Joseph (the owner) clearly takes an interest in ensuring everything is "as it should be". The pool was clean and was serviced twice in the week, along with the jacuzzi. The development is very private and has 24/7 security. The beach is mainly shingle and pebbles, but is very private and has beautiful views of the bay. Our most enjoyable evening of the holiday was spent with a bottle of wine (lemonade for the kids) watching the sun set over the bay without another soul around. The nearby town of Polis although small had enough tavernas to provide some variety for the week and overall the food and service was excellent. We will definitely be going back.

Lovely villa, on a small estate (about 10) of similar villas, the beach is at the bottom of the path and was very quiet. The area of Polis/Latchi is great, you will need a car to get down into the towns, they are about 3/4 min drive and there are some lovely restaurants. Latchi has boat hire, which was great fun - they give you the tubes etc.. to go behind the boats. Definately the better end of cyprus, (no large hotels/clubs etc).

We were met at the villa by Mr Smith late in the evening. He showed us around and explained how things worked and gave us an overview of the local area. The villa is in a small complex of about ten villas approx. one mile outside of Polis. The villa itself is really well equipped and well laid out. We were a party of 6 adults and we certainly were not tripping over each other. Polis has all the amenities you would require; supermarkets, other shops, cafes, restaurants. Latchi is a few more miles along the coast and we hired a speedboat for the day from the harbour and had a fabulous time exploring the coastline. Paphos is less than an hour's drive away for more shops and interesting sights. We can heartily recommend the Villa and Cyprus; the weather was glorious and the people very friendly.
