Perched majestically on the hills above Peyia, this stunning 5-bedroom villa offers breathtaking, uninterrupted views of the expansive Paphos coastline, picturesque countryside, and captivating sunsets. Conveniently close to the village center, it provides easy access to charming local tavernas, highly regarded by residents. Additionally, a popular taverna is just a short walk away, perfect for enjoying authentic local cuisine.

The perfect setting and spacious outside grounds of the villa are ideal for a wedding ceremony and reception.

The grand gated entrance leads you up to the villa. Upon entering the villa you will immediately notice the elegantly furnished open plan living area featuring a dining area, two seating areas with sofas, fireplace, internet TV and DVD player. The modern fully equipped kitchen features Bosch and Miele appliances, and a breakfast bar with 4 stools separates the living area from the kitchen.

A study with desk, printer and scanner, and a guest cloakroom are also located on the ground floor.

From the living area a sweeping marble staircase leads up to the first floor where you will find the first 3 bedrooms of this spectacular villa; the master double bedroom with en-suite bathroom and walk-in shower, a double bedroom with en-suite bathroom and a further double bedroom with en-suite shower room. All 3 bedrooms have private balconies with views of the coastline and surrounding countryside. The master bedroom also offers separate access via stairs leading down to the terrace and swimming pool area.

Moving down to the lower ground floor you will find a double bedroom with en-suite shower room and a self-contained kitchenette. A separate entrance from this bedroom leads to the outside area and together with stairs from that area lead you to the swimming pool and terrace area. The final bedroom of the villa is located on this floor with a twin-over-full bunk bed (double bed with a single bed on top) and en-suite shower.

A baby cot and highchair are available upon request.

A utility room is located on the lower ground floor.

The villa is air-conditioned throughout.

For the more energetic guests, a games area offers table tennis and pool tables for hours of fun.

Concertina doors from the living area lead out to the furnished patio area, landscaped gardens and 12m x 6m infinity swimming pool (depths 0.55m to 1.8m) with walk-in steps. A few steps from the terrace area lead to a decked area where you will find a jacuzzi seating up to 10 adults and a further sunbathing terrace.

The furnished terrace with plenty of seating and large 8 seater outside dining table together with a brick built barbecue and traditional Greek oven allow for you to truly enjoy al-fresco dining whilst admiring the outstanding views.

An external staircase from the terrace area leads up to a roof terrace where the views over the landscaped garden, swimming pool, surrounding areas and mesmerising sunsets can be admired.

After looking at almost 50 villas online it is so difficult to know what you are going to get. This amazing villa exceeded all my expectations and more. It was perfect! This is the first review I have ever written and I feel compelled to tell you how lucky we were to have booked this villa and would recommend it to both families and groups looking for a getaway! We booked it for 10 girls for my Hen Party and it was perfect - the villa itself is just like the pictures - absolutely immaculate and huge - plenty of space for 10. I like to think I have pretty high standards when it comes to quality levels and I was seriously impressed. I wanted to book something special, something a little more luxurious that we wouldn't forget! This is it!!! The facilities and views are amazing and the weather was perfect so we didn't need to leave the villa! I would definitely go back and highly recommend this villa! I don't think we could have found better! I can't wait to go back! A big thank you to The Villa Group for making this the best Hen Party weekend I could have asked for!

The location looks better in real than on the pictures. The private chef is amazing and makes everything fresh. The location itself has all what is needed for an interesting stay. The pool and Jacuzzi are very nice and spotlessly clean. The villa is very peaceful and and has amazing views. The price we paid for our 7 night stay was worth every penny. At first (first time I rented a villa in Cyprus), I was a bit afraid that the finishing inside and outside would not be like on the pictures, but it was better. The nice marble floors, the huge master bedroom and the large bathroom were excellent. The privacy is also very good, taking a naked sunbath was, as such, no problem.

Just returned from a week staying in the most amazing villa! We are regular villa renters, both in Europe and the Caribbean and this is by far the most luxurious, best appointed and most comfortable villa we have ever had the pleasure to stay in. The facilities are excellent but what really makes this spot is the wonderful location and breathtaking views. Our family of 8 just returned from a week's stay at this villa and to say we were impressed is an understatement. We've stayed in many villas over the years and this easily falls into the top 3 favourites. Location: 50 minutes drive from the airport. A peaceful location but within easy reach of anything you need. Villa: Just as advertised, brilliant facilities, with enough entertainment to keep both adults and children entertained - some didn't even leave the villa for the whole week!. We would definitely recommend this villa to a friend, in fact I already have done. We'd certainly consider going back if we visited Cyprus in the near future. Book it - you won't be disappointed!

Fantastic villa, all you could want and more. Spotlessly clean. Well equipped, beautiful pool, plenty of loungers and room to sunbathe. Good air-con in all rooms. Lisa, the rental agent, was a pleasure to deal with, trouble free booking, nothing too much trouble. We were a party of 7 but there was so much space, the villa is huge. Good Wi-Fi. Short drive to shops and restaurants in the village. Overall a fantastic base for a holiday. We have already booked again for next year.

We rented the villa for a week for an extended family holiday to celebrate a 40th birthday. We were 6 adults, 2 babies and one toddler. We found the villa to be bright and spacious and was spotlessly clean. The kitchen and bathrooms are ultra modern (of a much higher standard than you would normally expect to find in a holiday villa) and the living room was beautifully furnished. The swimming pool was huge and there was an added benefit of a separate Jacuzzi pool which was big enough to comfortably fit us all in. We would love to return.

Gorgeous villa on the outskirts of Pegia . Stayed here with my group of hens for a holiday of sun and relaxation and it was perfection! It's the perfect size and the facilities in the kitchen and living areas are more than sufficient which meant we made the most of hanging out at the villa rather than having to go out to refuel! The pool area is absolutely gorgeous together with its outdoor Jacuzzi and when the sun is shining it is a great little sun trap. The Villa Group were very helpful and even arranged for food shopping to be delivered to the villa before our arrival which we very much welcomed as we had a late flight. All us ladies are already discussing making this an annual thing - just got to break the news to my hubby-to-be! :) Thank you!

Ten of us have just returned from a 7 night stay celebrating my wife’s birthday. Age range 28-60 and each one of us had the most amazing time. I can't thank Lisa enough for her help, which began when we initially booked the villa. She was on hand to answer any questions, gave great advice and also made arranged delivery of groceries to the villa, all before we had even arrived. On arrival we were met & showed around. Absolutely jaw dropping. Everything you need for a fantastic holiday is at your fingertips. The villa itself is stunning with beautiful gardens & a great pool and Jacuzzi. Even though we were a big group we never felt on top of each other & didn't have to fight for a bathroom. The security around the villa was perfect, being behind tall gates, we felt totally safe & secure. I wouldn't hesitate to recommend this villa, it definitely has the "wow factor". The only down side is that we weren't there longer!

The rooms are large and well kept, the kitchen is beautiful, and the outdoor area is perfect for a quiet family dinner. The Villa was a wonderful place to stay and tour of Paphos.

We just returned from our family holiday to Paphos and are happy to share our experience. We booked very last minute and were thrilled to find this newly listed property available. Everything was exactly as described in the listing. The villa is absolutely spectacular! The owner used the best finishes and materials and the result is first class; and a mixture of contemporary and classic all contribute to an amazing ambiance. It was very clean and well maintained and the linens were all good quality as well. The bathrooms were also great - two were spacious and very functional. All the bathroom fixtures are high-end and the water pressure in the showers was the best we have had in Europe! The view of the pool from the living room is beautiful and villa is very bright and airy overall. The location is perfect being just a few minutes’ drive to Kathikas village. The area is very quiet and has superb views of the mountains and also the sea in the distance. The space was more than adequate for our family of eight. We told the agent that we didn't want to write a review because we'll never be able to find availability once people find out about this gem but they are so kind and charming that we couldn't let them down!

The villa was a fantastic place to stay. Booking was all handled via email and was very straightforward. The pictures don't show just how much space there actually is. Even as a group of 10, the place didn't feel crowded at all. The villa is very easy to reach and access, as well as being only a few minutes’ drive from multiple convenience stores / restaurants. We would love to go back again. I feel any future trips elsewhere will have a very hard task to match the same standards.

We initially selected this villa based on the numerous outstanding reviews it received on another website and our high expectations were met in every way. This spacious villa is even nicer than in the photos. It was spotless, extremely comfortable, well appointed and in a peaceful area. It is within walking distance of Kathikas Tavern and the local village is just a few minutes’ drive. The villa was a lovely place for the eight of us to come home to after a long day of sightseeing. But the best part was Marios, the property manager, who was the perfect host. When booking the villa, The Villa Group, answered my emails within 24 hours. They provided us with all the practical information we needed while in Cyprus and accurate driving directions to find the villa. We had never booked a holiday villa online before and were initially a little apprehensive, but everyone agreed that this was a fantastic experience and we wouldn't hesitate to book this villa again.
