On entering the villa you will find the living area furnished with comfortable sofas and a fireplace. Entertainment is provided by a flat screen TV with satellite channels, DVD player and wireless internet access. An adjacent dining area offers seating for up to 6 guests and patio doors lead directly to the swimming pool terrace.

The fully equipped kitchen area features a cooker, oven, fridge/freezer, microwave, dishwasher and washing machine. The kitchen door leads to a further side patio area with barbecue and dining area perfect to experience the joy of al fresco dining.

There is also a separate guest’s cloakroom located on this floor.

Moving up to the first floor you will find the master double bedroom with en suite bathroom. The bedroom also features a shared balcony. There are a further 2 twin bedrooms both sharing access to the family bathroom located on this floor. One of the twin bedrooms shares access to the master bedrooms balcony, and the other features its own private balcony.

The villa offers the luxury of air conditioning and central heating throughout (see rental rates). Wireless internet connection is available at the villa.

Baby cot and high chair are available on request.

The outside area features a kidney shaped swimming pool surrounded by a paved terrace and sunbeds bordered by colourful flower beds.

The villa features a garage with parking for up to 2 cars.

This villa is not available to single sex groups (i.e family bookings only). Groups under 25 years old are not accepted at this villa.
There are numerous steps leading up to the villa and therefore the villa is not suitable for a person with mobility difficulties.

PRICE NOTES

Rates include: Weekly cleaning service (for stays exceeding 9 nights), welcome grocery pack, bed linen, bathroom towels, central heating (November to March)

Rates do not include: Air conditioning (for cooling and heating) is optional and payable in advance.
GBP 5.00 per unit per day for the bedrooms (3 units)
GBP 6.50 per unit per day for the living area and dining area (2 units)

Please note:
A refundable security deposit of 300 Euros is to be paid locally upon arrival in cash to cover any damages/breakages at the property.

Short stays (minimum of 3 nights) will be considered during low season dates (September-May). Short stay surcharge of 100 GBP is applicable.

Kamares Village is a prestigious resort with a country club atmosphere. The views from Kamares are simply breathtaking; encompassing both rolling countryside and the deep blue of the Mediterranean Sea as it gently laps the Paphos coastline. This area is well known for its cooling summer breezes and as it is situated on higher ground benefits from the less humid air in the hot summer months. The development comprises of bungalows, split level and two-storey villas and is the winner of prestigious international real estate awards. The villa was excellent,we could not find fault with anything that was provided.We are a family of 5 adults and found the villa was very spacious along with the swimming pool.The views looking down towards Coral Bay and the sunsets have to be seen to be believed.Although the Kamaries club is a short walk away, a car is essential.We had 2 cars and there is a double garage to keep the cars out of direct sunlight.There are 49 steps from the road upto the villa to keep you fit.We met the owner on arrival who gave us a guided tour of the property.We met again when departing.He is someone you could talk to and told us about various places to visit for our next holiday.Overall rating from us would be 10/10.

We had a great Villa with a spectacular view! The little breeze during the daytime and specially in the nighttime allowed us to sleep without aircondition, because we had about 22Celsius at night in the hills above Paphos. The host, Loucas, gave us a very warm welcome and took care that we had something to drink and to eat, when we arrived.

On arrival at the villa, we were met by the owner who explained all that we needed to know and gave us a tour of the property. He had left some wine, milk, bread and other food which was a lovely, warm welcome. The villa is situated with magnificent views, and everything was as expected. Clean & tidy, super villa and super location made a fantastic holiday, and would definitely hire again :-)

We were very pleased with the property that we stayed in during our 10 nights in Cyprus. Maybe a little further out of the way than we would had appreciated, we wanted somewhere that wasn't in the heart of the tourist areas, was quiet, relaxing and this is what we got. The instructions to find the property were very helpful and whilst the Sat Nav got us to the area, the instructions provided enabled us to get to the front door. At that front door, we were greeted by the property owner, Loucas. A lovely gentleman who speaks very good English and was very friendly and helpful on our arrival. The property is set on the side of a hill with fantastic views but to get this, it needs to be set up on the hill and this means steps to get to the front door. This is fine providing your able bodied and able to regularly climb the steps. Opposite the villa is the Kamares club which is like a village community location that has their own pool and they have a restaurant which was very nice and great value (doesn't open on Monday evenings). You do need a car for this place unless you intend to go from airport, stay there for your stay and then go back to the airport. The nearest shop is 2.5km away as is anything else other than other properties so a car is essential. The main Paphos harbour area is around 13km away, the Coral Bay area is around 10km. We preferred the latter and went there on the evenings we ventured out. I would recommend this villa for many reasons. Very helpful and friendly owner, very peaceful and quiet location with great views. A good private pool that was clean and sizeable for the family that includes teenage kids. The BBQ was helpful for nights in and the club across the road was good for when you didn't want to travel out but also couldn't be bothered to cook. The villa is well equipped. Only thing I would say is beware that there are a large number of steps to get from the road to the property. And be aware that it's a few km's to get to anything so you do need a car and if you like to have a drink, taxi's will be essential but will add to the bill. Having said that, this is offset by peace and quiet and super views.

The villa was lovely and exactly as expected. Well equipped kitchen with all necessary kitchen devices. The welcome pack was great, thoughtfully put together and very much appreciated. The villa was more than adequate for the four of us and would comfortably accommodate more people. The owner was there to meet us on arrival to give us a tour of the villa and answer any questions. He was extremely pleasant and we met him a couple of times again during our stay. It would have been useful to have some written information available in the villa. We needed to contact the owner when we experienced a power cut which we could have solved quickly ourselves with knowledge of where to find the main power which happens to be down by the roadside - i.e. Not the obvious place to look. However the owner responded to our call very quickly and we resolved the problem. The pool and views are stunning. Well equipped with comfortable sun beds and parasols. A lovely large pool and one of the best we have had in the many villas we have rented over the years. A bbq and quality outdoor dining table and chairs added to our enjoyment. Wifi and satellite TV with DVD player all worked very well. The villa is almost directly opposite the Kamares club house where there are additional leisure facilities plus a bar and restaurant which we made use of on a few evenings instead of driving into Paphos. Very friendly staff and an unexpected bonus. Overall a great relaxing holiday in a lovely villa. Would definitely rent this villa again. The Villa Group are a delight to deal with. Responsive staff and everything arranged beautifully. Thanks for all your help and for the voucher to eat in a lovely Italian restaurant in Paphos - much appreciated!!

We were very impressed with the free voucher for a meal at an Italian which we used to full advantage. As regards to the Villa, it was everything we had hoped for and more. the owner was very friendly and helpful and his villa is amazing. Everything worked as it should and all the equipment provided was to a high standard. I would not hesitate to use the Villa Group again and we will be booking to stay at the same villa in the future.
