This 5-bedroom, three-storey villa is ideally situated in the heart of Ayia Napa, just a short walk from Nissi Avenue with its beautiful beaches and wide range of amenities. Recently built and furnished throughout with contemporary décor, the villa offers everything needed for a comfortable and stylish stay.

Upon entering, you’re welcomed into a spacious, modern open-plan living area that includes the lounge, kitchen and dining space. Large patio doors open directly onto the garden and pool. The living room features a cosy sofa and a Smart TV with satellite channels. The dining area seats up to 10 guests, and the fully equipped kitchen provides all the appliances and utensils required for an enjoyable self-catering holiday.

One of the five bedrooms is located on the ground floor, furnished with a double bed, along with a bathroom complete with a shower and WC.

The first floor hosts three additional bedrooms: one double and two twins. The master bedroom includes an en-suite bathroom with shower and WC. All bedrooms are fitted with wardrobes and bedside cabinets. A family bathroom with shower and WC is also located on this floor.

The lower ground level, accessible from the living room, features the fifth bedroom with two single beds and access to a private veranda. This level also includes a bathroom with shower and WC, as well as a communal entertainment area equipped with a full-size football table and table tennis.

Outdoors, the generous garden space includes a barbecue area with worktop and sink, an outdoor shower, a large dining area with seating for 10, an additional lounging area with comfortable sofas, sunbeds, and a 3.5m x 7.5m swimming pool (depths 1m to 1.6m) - perfect for soaking up the Cyprus sun. Pool heating is available for an additional €80 per night.

The villa is fully air-conditioned.

Pricing Notes

Rates include: Electricity consumption per week of up to 400 KWH units, weekly cleaning service (for stays exceeding 13 nights), welcome pack, bed linen and bathroom towels, air conditioning and wireless internet access.

Rates do not include: A refundable security deposit of €300 is payable in advance with the balance payment to cover any damages or breakages at the property. Pool heating is an optional extra and is to be paid in advance at €80 per night. Pool towels are available upon request locally; the charge is €10 per towel.

Electricity consumption exceeding the 400 KWH allowance is charged at 0.30 Euro Cents per KWH. With considerate usage, it is rare to exceed the electricity allowance; however, the limitations are in place to ensure that guests are conscious of their usage and consider the environmental impact of excessive electricity consumption. Before you arrive at the property a meter reading will be taken for the electricity and a reading upon your departure will be taken. Where applicable, the extra charges will be deducted from the security deposit.
