This 5-bedroom, 3-storey villa is located in a prime, central Ayia Napa location, just a few minutes walk to Nissi Avenue and all its beaches and amenities. The villa is fully equipped with contemporary furniture and fittings to ensure a comfortable stay.

As you enter the villa, you will find the spacious and modern open-plan living room, kitchen and dining area, with large patio doors leading to the garden and pool. The living room features a comfortable corner sofa and a Smart TV with satellite channels. The dining area has a table and chairs to seat 10 people and the kitchen is fully equipped with all appliances and utensils needed for an enjoyable self-catering stay.

One of the five bedrooms can be found on the ground floor with a double bed, and you will also find one of the bathrooms with shower and WC.

Upstairs, you will find three bedrooms, one double and two twin bedrooms. The master bedroom has an en suite bathroom with shower and WC. All bedrooms are complete with wardrobes and bedside cabinets. The main family bathroom with shower and WC is also on this floor

Downstairs, on the lower ground floor level, which is accessed from the living room, you will find the remaining bedroom with two single beds and access to the veranda. There is another bathroom on this floor with a shower and WC, and a communal area with a football table and table tennis

Outside, the beautiful and sizeable garden offers a barbecue, work-top and sink area, outside shower, a generous-sized dining area with seating for 10 people, an extra seating area with comfortable sofas, sun loungers and the 7.5m x 3.5m heated swimming pool (see rental rates) with depths of 1m to 1.6m, ideal for those hot days in the Cyprus sun.

Pricing Notes

Rates include: Electricity consumption per week up to 350 KWH units, weekly cleaning service (for stays exceeding 13 nights), welcome pack, bed linen and bathroom towels, air conditioning and wireless internet access.

Rates do not include: A refundable security deposit of €300 is payable in advance with the balance payment to cover any damages or breakages at the property (some villas require higher amounts. If this applies to your villa, you will be notified in advance). Pool heating is available upon request in advance at a charge of €80 per night. Pool towels are available upon request locally; the charge is €10 per towel.

Electricity consumption exceeding the 350 KWH allowance is charged at 0.30 Euro Cents per KWH, this charge will be deducted from the security deposit. With considerate usage, it is rare to exceed the electricity allowance. The limitations are in place to ensure that guests are conscious of their usage and consider the environmental impact of excessive electricity consumption. Before you arrive at the property, a meter reading will be taken for the electricity, and a reading upon your departure will be taken. Where applicable, the extra charges will be deducted from the security deposit.

Customer Testimonials

We were a party of ten adults and one teenager staying in the villa, and at no point during our time there did the villa feel crowded. The lounge was very spacious with a good quality smart TV, comfortable L shaped sofa and coffee table. WiFi in the villa was rock solid and fast, even with everyone browsing at the same time. The lounge looks out to the pool and spacious BBQ area through three enormous patio doors, each door equipped with its own remote controlled electric blind. The kitchen had a good-sized island for food preparation and sitting at and wasn't lacking in quality equipment. There was plenty of storage space for food and drinks. Each part of the villa had its own air conditioner, and these could be switched on and off either locally in each room using a wall switch and remote control or via the apple home control panel in the lounge. The same panel controlled the interior and exterior lights and the water heaters. All the bedrooms were spacious and comfortable with generous storage space and comfortable beds. The en suite room was perfect and hotly contested. The basement games room was a real bonus with table tennis and table football and with a party of eleven people we had enough for our own tournaments! The bathrooms were well appointed, and all the showers were powerful and hot. The pool was a good size and ranged from three feet to five feet deep and was clean, no sun cream residue! The pool man popped in twice during our stay to keep the pool clean. Shops are just around the corner, literally, and it's a short walk to the beach
