This beautiful, newly-renovated and modernised 6 bedroom villa is situated in an elevated position on the outskirts of Protaras and is surrounded by spectacular sea views. Downstairs, the villa has a spacious living, dining and kitchen area with patio doors that offer sea views from every angle. The furniture and décor are contemporary and stylish with ample seating in the living and dining area. The modern kitchen is fully equipped with all appliances and utensils and includes a breakfast bar with seating area. There is also a WC on this floor

Upstairs, the villa has four spacious bedrooms. The master bedroom has an en suite bathroom, double bed, widescreen TV and shared balcony; Bedroom 2 has a double bed, widescreen TV and shared balcony; bedroom 3 has two single beds and bedroom 4 has three single beds. All bedrooms have fully fitted wardrobes and bedside cabinets and offer beautiful views

The remaining two bedrooms can be found in the newly-built, separate annexe that can be independently accessed from the stairs in the garden area. Both bedrooms have en suite bathrooms, king-sized beds, widescreen TVs and also offer fantastic views.

There is the added luxury of a large roof terrace with a seating area, perfect for relaxing with a drink whilst admiring the picturesque Protaras views.

Outside, the beautiful, landscaped garden offers ample space for lazy days by the pool and ‘nights in’ lighting the barbecue and al-fresco dining. Featuring a barbecue, shaded outside dining area which includes a widescreen TV, seating area, ping-pong, sunbeds and a private infinity pool overlooking the ocean, this is the perfect setting to just unwind and appreciate the relaxed ambience.

A pool table and football table provide hours of entertainment for both kids and adults and Satellite TV and WI-FI are included. The villa has full air-conditioning throughout and an open fireplace for use during the colder months.

Pricing Notes

Rates include: Electricity consumption per week up to 400 KWH units, weekly cleaning service (for stays exceeding 13 nights), welcome pack, bed linen and bathroom towels, air conditioning and wireless internet access.

Rates do not include: A refundable security deposit of €300 is payable in advance with the balance payment to cover any damages or breakages at the property (some villas require higher amounts. If this applies to your villa you will be notified in advance). Pool heating is an optional extra to be booked and paid for in advance at a rate of €75 per night. Pool towels are available upon request in advance or locally, the charge is €10 per towel.

Electricity consumption exceeding the 400 KWH allowance is charged at 0.30 Euro Cents per KWH, this charge will be deducted from the security deposit. With considerate usage, it is rare to exceed the electricity allowance, however the limitations are in place to ensure that guests are conscious of their usage and consider the environmental impact of excessive electricity consumption. Before you arrive at the property, a meter reading will be taken for the electricity and a reading upon your departure will be taken. Where applicable the extra charges will be deducted from the security deposit.

The villa was beautiful, spacious and well maintained. Between the pool, the pool table and the table football, the whole family was entertained. We visited in late November and the weather was beautiful but the pool heating was needed, I’m not sure the pool would have been useable without heating, it’s worth the extra money.

What an amazing Villa! we travelled with 10 adults (grumpy parents in law,80 who don't like to travel :-) !) us (56) our grown up children and their partners (38,36, 24) and grandchildren twins11! 5,and 2 years old! i was so worried travelling with so many people but everything was perfect! the heated pool(30C),pool table, kicker, ping pong table! all came in handy on those cold and windy days! we had enough utensils and plates, cups, glasses in the kitchen to cook and eat! Beds were super comfy! views were beautiful, especially the roof top! everything was clean.

The villa is in an ideal location, in between Ayia Napa and Protaras (10/15minutes to both), and the nearest beach is a short 20 minute walk away. Stunning views, lovely pool/outdoor area and the interior is very modern and comfortable. We had a minor problem with one of the sliding doors but this was tended to within a few hours – excellent service from the owners! There are no overlooking villas so there was no unwanted noise from any neighbours which was perfect. There was never a dull moment spent at the villa, with endless entertainment from the pool table, fussball, table tennis and of course the pool which was the perfect size for our group. I cannot fault the villa – it was paradise.

We loved the location of the villa and the big windows facing the sea. The whole facilities, swimming pool, tennis table, pool and the XBOX made our stay even more fun. The rooms were very clean, the bathrooms in great shape and the facilities just perfect. We loved our stay here and we will for sure come back soon.
