Our site provides a cost-effective way of allowing guests to book directly with villa owners and stay in quality, individual villas, at lower prices than if they were booking through a travel agent or tour operator.

If you want a relaxed and hassle-free holiday, this is the way to do it. Villa rentals combine all the best parts of your favourite holidays and we know that when you have tried a villa holiday, going back to a hotel just will not be the same. Our villas are private residences made available by their owners as holiday accommodation. The villas we feature cater for every budget and, whilst villa rates vary, depending on the number of guests in your party, the final price can be split between you, making it a more economical option.
Our rates are for the entire villa.
All prices quoted are in British Pounds, Sterling.
Most villas have flexible changeover days, only being subject to availability, however, a few villas stipulate a particular day. Please refer to the rental rates section of your specific villa/s for this information.
Generally, a minimum 7-night stay is required. Some villas may accept shorter stays, especially during the low season with a premium rate possibly applied.
To guarantee a late check out from the villa you will need to book and pay for an additional night stay, which will allow you to stay in the villa until your departure for the airport. If you prefer you can wait until you are in resort and speak with the villa owner/property manager directly. Generally, a late check-out can only be confirmed a few days before your scheduled departure as it depends on whether an arrival is expected into the villa and whether cleaning schedules can be organised to accommodate. This is granted at the villa owner/property manager's discretion and unfortunately cannot be guaranteed. Depending on the number of extra hours required a small fee may apply.
To guarantee an early check-in at the villa you will need to book and pay for an additional night stay. This will allow you immediate access to the villa as soon as you arrive.
Generally, bread, butter, marmalade, jam, milk, fruit juice, water, tea, coffee and sugar, however, these items may vary and may include local specialities.
This is the maximum number of people the villa will accommodate (excluding infants). The villa owner reserves the right to refuse entry to the villa, or evict from the villa if the number of persons occupying the property exceeds the stated maximum amount at any time.
Generally, the villa and its facilities are strictly for the use of the villa residents only. Visitors may be allowed however approval from the villa owner/property manager must be obtained prior to arrival.
The vast majority of our properties do not require a security deposit. The accommodation is made available for letting on the understanding that the property will be left clean and tidy at the time of checkout and all personal waste removed from the property. You will be held responsible for any damage or breakages to the property during your stay. These must be reported to the villa owner/property manager immediately and appropriate compensation made so that the villa can be fully equipped for the next arrival. Please refer to the rental rates section of your specific villa/s where it will state if a security deposit is required.
Prior to your arrival, you will be provided with the 24-hour local contact number for the person responsible for the property in which you are staying.
Once the full payment for your booking has been received and you have advised us of your full flight details, we will send you (by email) comprehensive driving directions from the relevant arrival airport to your villa. This document will also contain the key handover instructions for the villa and a local contact number should you require any assistance during your stay; it is, therefore, imperative that you print this document and remember to take it with you on your holiday.

Most rural areas in Cyprus still do not have full postal addresses however if a full postal address is available for the accommodation this can be provided after the deposit payment has been received.
Payment can be made by Visa, Mastercard or Debit Card. Alternatively, payments can be made by bank transfer to HSBC in the United Kingdom.
For all of our villas, the following standard practices apply: A 30% deposit is required to hold a reservation. Reservations are not considered firm until the deposit, in cleared funds is received and our booking confirmation has been issued. The balance of your payment is due 2 months prior to your arrival date. The cancellation charge imposed by our Suppliers (property owner) is 100% of the cost of the arrangements, however, if a different cancellation charge applies this will be advised to you before the booking is confirmed. It is strongly recommended that you take out Travel Insurance.
Yes, it is strongly recommended that you arrange comprehensive travel insurance to include accommodation cancellation.
These details are passed to the villa owner so that should you not arrive at the villa at the expected time due to a flight delay, the villa owner can obtain up to date information on the status of your flight.
Bed linen and bathroom towels are provided at all of our properties. The villa’s towels are only for use inside the property and are not to be used outdoors, on the sunbeds, or at the beach.
Yes, in some villas pool/beach towels are provided. Please refer to the villa's features section to check on your specific villa/s.
It depends on the villa. At some properties, air conditioning is included in the rental rate and at others, there is an additional charge. If there is an additional charge this can sometimes be payable in advance with your booking or alternatively locally upon arrival (in the local currency) at the property and paid directly to the villa owner/property manager. Please refer to the rental rates section of your specific villa/s for this information.
At the vast majority of villas both a baby cot and highchair can be provided free of charge, please refer to the villa description to check on your specific villa/s. If more than one of each item is required, we can arrange this for you at an additional cost. Please contact us for more details.
Some of our properties do have a heated pool facility. The easiest way to identify these villas is to select heated pool on our Holiday Villa Themes section on the main page. The daily supplement for this facility varies from villa to villa and can be found in the rental rates section of your specific villa/s.
Most of the villas that we feature have internet access available, however the connection speed may be slower from what you experience in the country you live. Please refer to the villa’s features section where it will state if internet access is available.
We have teamed up with some of the finest car hire companies to bring you the best quality cars at the lowest possible prices. Refer to the car hire section of our website, complete the request form and receive a free no obligation quotation for your preferred vehicle. We can organise car hire to be delivered to the villa, please refer to our Concierge section on our home page.
The safety standards and regulations in Cyprus may not reach the same level as those in the U.K. The monitoring, enforcement and compliance with these local regulations is a matter for the authorities and the supplier of the services concerned. The general standards of safety and hygiene, fire precautions etc, will generally be lower than in the U.K. Liability insurance requirements vary considerably as they do from country to country. Please, therefore, take all precautions to protect yourself and your family whilst on holiday.
Please bear in mind it is your responsibility to ensure that all your belongings are removed from the villa at the end of your holiday. Before departing from your accommodation please ensure you check the villa thoroughly for your personal belongings i.e. the safety deposit box, wardrobes, drawers, under beds, bathroom cabinets, clothes line etc.

For stays, less than 9 nights the villa is cleaned in preparation for your arrival and again after your departure. For stays exceeding 9 nights, unless otherwise stated in the villa's rental rates section, a mid stay clean will be carried out during your stay. This is a light clean of the inside of the villa and also includes a change of towels and linen.
The voltage is 240 volts with 3-pin plug sockets.
There are 2 main airports in Cyprus, Larnaca International Airport (LCA) and Paphos International Airport (PFO).
The villas and village houses are often located in rural areas. Indeed, for most people, this is one of their great attractions. However, having open countryside nearby or a location within a working village, 'friendly locals' can visit. Ants, lizards, wasps, spiders, field mice, snakes, field rats etc. are not uncommon in Cyprus (after all, they were there first!) although no more numerous than anywhere else in the Mediterranean. So, if you or any of your party is likely to be squeamish about a possible visit from local wildlife, we recommend you check with us as to the suitability and location of your chosen accommodation before you book. Mosquitoes can be an annoyance and so we recommend that you bring a suitable lotion and/or plug-in repellent.
Pets are generally not permitted in the villas. However, some properties may allow pets - please check with us at the time of booking.
