A 4-bedroom villa set over 3 levels, is situated on the east coast of Cyprus, in an area boasting some of the island's finest beaches.

The decor of the villa and the quality of the furnishings pay tribute to the owner's remarkably good taste. Decorated in muted caramel, cream and lemon tones with an abundance of homely touches, there is a particularly warm and inviting feel to this property. A combination of wooden fencing and newly planted trees and shrubbery ensure a good degree of privacy around the pool area and provide welcome splashes of colour to the property perimeter.

The open-plan ground floor consists of a kitchen, dining area and living area. The living area features a flat-screen TV with surround sound, an Android box system, a DVD player and wireless internet connection.

The kitchen is equipped with an electric oven and hob, fridge/freezer, microwave and dishwasher. The washing machine is located on the lower level just outside the linen/ironing room. The dining area has a large extendable table that seats six. A separate shower room is also located on this level.

A flight of stairs leads to the lower level where a twin bedroom with en-suite shower room is located. The master double bedroom with en suite shower room is located on the first floor along with two further twin bedrooms. The master double bedroom and one of the twin bedrooms share a balcony overlooking the pool area. There is a separate full bathroom.

All bedrooms are equipped with air conditioning units which are included in the price.

The 9m x 5m private swimming pool (depths 1.15m,1.60m and 2.20m) is surrounded by a sunbathing terrace, complete with sunbeds and a poolside shower. The barbecue offers perfect al fresco dining opportunities whilst enjoying the uninterrupted view of the sparkling blue waters of the Mediterranean Sea.

Please note: Smoking is prohibited inside the villa. The air conditioning units are fitted with electric saver 2-hour timer switches. This villa is not available to single-sex groups (i.e. family bookings only). The villa's baby cot is located in the master bedroom.

Pricing Notes

Rates include: Welcome grocery pack, bed linen, bathroom towels and air conditioning (for cooling and heating, the air conditioning units are fitted with electric saver: 2 hour timer switches).

Rates do not include: A refundable security deposit of €450 is payable in advance with the balance payment to cover any damages or breakages at the property. A mid-stay clean, if required must be requested in advance (no later than a month before arrival) and is to be paid locally in cash to the property manager at €135.

10 out of 10 A wonderful place for a holiday. A comfortable villa with a great swimming pool surrounded by beautiful vegetation. Very well equipped kitchen. Trouble-free collection of keys from the locker. The house had everything you need, fast wifi. Sea view, 5 min walk to the nearest beach. Almost in front of the house, a promenade begins, which you can walk along the waterfront to bars and restaurants and other beaches.

The villa is very nice. The pool was great and very clean. we took advantage also of the available barbecue there. the location is great - walking distance from nice beaches ( including turtle bay). very close from Ayia Napa if you want to go there only in some of the days/nights (cheap taxi or bus nearby).

Wonderful villa in a quiet and cosy area of Protaras, overlooking the sea. If you are looking for a quiet secluded vacation - this is it, however, we rested in October, maybe that's why it was calm. The photos on the site are absolutely consistent with what we saw. We were met and always in touch by the wonderful manager Sarah, thank her very much for her attention and care. The villa is clean, we rested for 10 days, on the fifth day there was cleaning and linen change. The pool is clean and warm and the kids were hard to get out of it. The beaches are close (you can choose from several), near a supermarket, shops, a bakery. Nearby there is an Orthodox church with a Russian-speaking priest. In general, we liked the villa so much that we are considering the possibility of staying here on our next visit to Cyprus.

Hello Dear Sirs . The location was perfect, very quiet and private, just across the street there were small beaches,but if you are with car the centre is 2 minutes driving and the beaches in Ayia Napa 10 minutes.

We were celebrating our mothers 60th birthday and there were of us (adults). There were lots of room for everybody and we eat our every meal in the terrace. Our vacation was great and the villa was all we could have asked for, even better than in the pictures because the garden was full of flowers. The pool and the garden were clean and well cared of. There were all we needed in the kitchen and the taxi-services the host recommended did work very well (we went many times in the center of Protaras 3km in limousine 2€/person . The sun was shining and we did eat breakfasts in the terrace and did barbecue few times. Air-conditioning did also work well even though we didn't have to use it that much. Neighborhood was quiet.

Wow, what an amazing villa, so big and there were 5 adults in our party. The pool was so big and having bbq's outside in the Cypriot sun was pure bliss. There was plenty of parking for our hire car and for other people to park if they came to visit. The location of the villa is approx 20 mins from Protaras town, but a small taxi fair away if you didn't want to walk. The beach is less than 10 mins away if you walk, but the walk is lovely. The view from the Villa is amazing too!
