A beautiful 6-bedroom villa located in the popular area of Universal is ideal for families and large groups wishing to holiday together. The villa is located within walking distance of amenities and a regular bus service operating to Paphos Town, Kato Paphos Harbour, the beach, hotels, shops and restaurants.

The spacious open-plan living area features two lounge areas with sofas, a fireplace and internet TV including Netflix, a formal dining area and a fully equipped modern kitchen, all furnished to a high standard. The full-width folding patio doors from the living area allow access to the covered furnished terrace and private swimming pool.

Three of the villa’s bedrooms are located on the ground floor. A large master bedroom with a beautiful wooden beamed ceiling, en-suite bathroom with walk-in shower and patio doors leading to the terrace and private swimming pool; a further double bedroom and twin bedroom. A separate shower room is available on this floor.

The villa has the luxury of a further spacious living area located on the first floor. This area has sofas, internet TV, an office space, a kitchen with oven and fridge/freezer. The remaining bedrooms for the villa are located on this floor; a double bedroom with en-suite shower room and a family suite consisting of a twin bedroom and adjacent double bedroom with en-suite shower room.

The ground floor living area and bedrooms are air-conditioned via a central system and have central heating available for the cooler months. The first-floor bedrooms have air conditioning units available for cooling and heating.

A baby cot and highchair are available on request. Two camp beds can be provided for children, upon request.

For entertainment, you will find table tennis, a small portable pool table and a mini table football.

Outside there is a well screened private 8m x 4m swimming pool (depth 1.2m to 1.60m) and sun loungers (8 sunbeds available). The furnished covered terrace together with the barbecue allows for al-fresco dining to be enjoyed. To the front, there is private parking to the side for up to two cars, a side area with a small table and 2 chairs and a landscaped front garden with tall Palm trees.

Pricing Notes

Rates include: Weekly cleaning service (for stays exceeding 9 nights), welcome grocery pack, bed linen, bathroom towels, air conditioning and central heating.

Rates do not include: A refundable security deposit of €350 is payable in advance together with the balance payment to cover any damages or breakages at the property.

We visited Paphos with our family For a family wedding. Our party consisted of 8 adults and 3 children 1 under 2 years old.We had lots of space for sleeping and,eating outdoors, and in. The whole house was clean and comfortable. All the facilities we needed were at our disposal. Outdoors the pool was a good size with lots of seating, loungers in and out of the shade. The beds were very comfortable and the air conditioning (included in the price ) was essential and worked well in the soaring temperatures. Lots of extras were included, like the fridge with iced water on tap so handy if you run out of bottled. The bin collection excellent. Also the Villa had a washing machine and plenty of space for drying. Kleanthis our host was so kind and welcoming with fruit, cakes, and juice for the children. And wine for the adults. Kleanthis was also very helpful with taxis and Recommendations. We are also very impressed by the return of our breakage deposit. In other villas you normally wait weeks. Overall We loved the Villa the location of the Villa and Impressed by Kleanthis and The Villa Group.Thank you for a wonderful week. We will return.

We are a group of 9 girls on a hen do. Booked this villa five months in advance and it was so worth it. The villa was very clean, big and airy, with three living areas and two different outdoor seating areas. Owner gifted us some food and drinks to kick start the wonderful holiday. He was fast to response our questions /messages and gave good suggestions. will definitely book again!

We stayed at this villa for 4 nights in May 2019. We were a group of 9 women on a hen party. The owner met us on arrival and couldn’t be more accommodating. He gave us all the advice we needed and even took us to a supermarket for supplies. The villa has everything you will need, it is clean, modern and has a great pool. Close by there is a restaurant, bar and supermarket which is a 5 minute walk. Paphos was a bit too far for us to walk to though, so we had a mini-bus each evening to take us into town. This was about 30 euros return for 9 of us. The owner again gave us the details for the taxi company and they were there within 5 minutes wherever we were. We had such a fun time and will hopefully be able to return. Joy

Villa is absolutely stunning and spotless. So much space and all the facilities you could need. Only took 20 mins taxi ride from airport to get to villa and the owner (Kleanthis) was there to meet us on arrival and show us round the property. He was so helpful and even gave us a lift (2 separate runs for our party size) to the harbour to save us getting a taxi the first night. There was fruit, cakes and wine in the villa on our arrival which was such a nice touch. He text regularly through our stay to check if we needed anything and honestly could not have been more helpful. Villa is very spacious with great pool area down stairs (with fab full size ping pong table) with another sun terrace on the upper landing. Furnishings are beautiful and very comfortable and there is large american style fridge freezer with filtered water and ice maker which came in very handy. About 20 min walk to the centre but taxi less than 10 mins. Couple of shops less than 5 min walk away from villa and also a nice wee restaurant called Pambis next to one of the shops that we loved. We actually enjoyed our breakfast and meal at Pambis better than any we had in the centre so would highly recommend you try it out. The nicest, most spacious villa I have stayed in and would definitely go again. 10/10 from me on this one. Everything was perfect.
